Llanelli, South Wales
Commissioned to undertake the Ecology survey, plus the architectural & structural design of a two storey extension and first-floor addition to an existing bungalow. The client wanted addition bedrooms with EnSite and sitting area spaces with large glazed areas to take advantage of fine estuary views.
The works was to be undertaken with minimal disruption to the existing living spaces as the owners intended to remain in the property while the works were carried out. The original building was a mix of an older solid stone structure and latter brickwork extension construction.
Trial pit investigations identified inadequate foundation to the existing walls which prevented the addition of the new first floor loads without undertaking a very disruptive underpinning exercise.
A solution was developed to construct the new first floor and roof structure as a steel frame kit constructed withing the existing attic space and over the existing roof. This enabled the works to proceed while the existing roof was retained in place during construction works, ensuring the weather tightness of the existing property was retained during construction of the new first floor and roof structure. The whole structure was supported by steel & masonry columns on new pad foundations positioned within existing alcoves in the original walls. This method allowed the new floor deck and roof structure to be constructed independent of the existing walls, completed and made watertight before the original roof was dismantled from within the new loft space prior to fitting out with partition walls and finishes.
The result is a modern two storey property which has seen its floor space doubled and now provides its owners with a modern design with stunning estuary views.
I have been associated with Mark for some eight years
I have had the pleasure of jointly working with Mark on a domestic alteration for a client, i.e. attaching a covered swimming pool as an extension to a detached dwelling. Marks measurements and detailed drawings of every aspect of this sizable domestic alteration made the building phase much easier and conformed to all building regulations in the process. The colour virtual reality images were of great help and provided confidence towards what the client was attempting to achieve. It was clear to me that safety and compliance were upper most in Marks approach to his work. Mark transformed the vision of what the client was seeking to achieve into reality.
Following my close working partnership with Mark I had no hesitation in commissioning him to complete drawings and specifications for the major restructure of my current home, which involved creating an upper floor to my dated single-story bungalow. At the outset and with Marks assistance the foundations were shown to be inadequate for the additional second storey and would need strengthening to receive the proposed steel frame required. The detailed step by step approach to this project mirrored everything I had witnessed of Mark in the previous project. He took a shabby nondescript bungalow and transformed it into an ultra-modern design, which not only looks good from the outside but also works well on the inside.
